That price includes a two-man team, all the loading and carrying (you don't lift a thing), the disposal and recycling gate fees, and the paperwork. A licensed carrier must issue a waste transfer note for every load that leaves your property — a legal record of who took your waste and where it went, required under your householder duty of care. What actually moves the price up or down

Two identical two-bed flats can quote hundreds of pounds apart. Five things explain most of the gap.

1. Floor and lift access. Ground floor with the van at the door is the cheapest job there is. A third-floor walk-up with no lift means every wardrobe, sofa and washing machine gets carried down by hand — more time, more strain, and it shows in the price.

2. Parking and permits. Half of SW London sits under a controlled parking zone. If we can pull up outside, loading is quick; if the nearest legal spot is 60 metres away or you're on a red route, every trip gets longer. Some jobs need a suspended bay or permit in advance.

3. Volume vs the estimate. The big one. Lofts, sheds, under-stair cupboards and "that one spare room" hide far more than people picture, so an honest photo up front keeps the quote accurate.

4. Heavy or dense single items. A piano, a safe, a slate-bed pool table, a cast-iron bath — these need extra hands or kit, priced on top.

5. Surcharge items. Fridges and freezers need specialist degassing before recycling under WEEE and F-gas rules; mattresses are bulky, low-density and increasingly charged separately at the tip. And since 1 January 2023, any waste upholstered seat that might contain POPs (persistent organic pollutants) — sofas, armchairs, futons, padded chairs — must be incinerated, not landfilled or recycled, per the Environment Agency's POPs furniture guidance. Why garage and loft clearances are priced differently

A garage clearance or loft clear-out is a partial job, priced on volume not property size — often £120–£280 for a quarter to half a van. The catch is what's in there: garages hoard the dense, awkward stuff that surcharges — paint tins, old fridges, a knackered mower, timber. Searching "garage clearance near me"? Comparison sites and lead-gen middlemen quote a single low national average with no London weighting. London runs above those figures — not because London firms are greedy, but because the costs behind the van are genuinely higher here.

• ULEZ and Congestion Charge. Every van running in London must meet the Ultra Low Emission Zone standard or pay £12.50 a day, across all boroughs (TfL ULEZ). For central-zone jobs, the Congestion Charge rose 20% to £18 a day from 2 January 2026 — its first rise since 2020 (TfL Congestion Charge) — so it's over £30 a day just to enter central London with a van.

• Disposal, parking and labour. London tip gate fees, CPZ permits and suspended bays, and higher London wages all feed in on top.

Treat a low national number as a rural floor, not a London price.

Probate and bereavement clearances: costs, timing and how to keep it gentle

Clearing a home after a death is a different kind of job. A probate house clearance isn't just about price — it's about doing it carefully, at the family's pace, with the paperwork an estate needs.

What executors should ask for:

• Itemised receipts for the estate file — for value that offsets the clearance, or when HMRC or a solicitor needs a record.

• DBS-checked crews. For bereavement work, ask whether the team is background-checked before they enter a loved one's home. Ours are.

• Valuables set aside, not swept up. A good crew flags anything worth keeping or valuing — jewellery, documents, photos, the odd antique — for the family, and nothing goes to the van until you've said so.

• Flexible timing. We can hold, split a house clearance after death over more than one visit, or wait until the legal side clears.

• Discretion and care. A bereavement house clearance is done quietly, not like a skip day.

Can you get a house cleared for free (or get paid)?

Sometimes, partly — but the honest version is narrower than the internet suggests.

Charity collections (free — for the right items). The British Heart Foundation offers a genuinely free furniture and electrical collection (book online or call 0300 330 3322). The catch: they only take resaleable items in good condition, by law cannot accept upholstered furniture without an intact, legible fire safety label, and choose what they'll take. Expect a wait of a week or more, so book early. A charity house clearance in the full sense doesn't really exist — they cherry-pick the good pieces and leave the rest.

Cash-for-clearance / "we pay you". You'll see "cash paid for house clearance" ads everywhere. In our experience it only stacks up when a property genuinely holds sellable value — antiques, designer furniture, collectables — because those firms offset resale value against the labour of clearing everything else. On an ordinary home the value rarely exceeds the work, so you get a normal clearance, not a cheque.

House clearance auctions: when contents are worth selling

If a property has real value in it — good antiques, mid-century furniture, art, silver — a house clearance auction or valuation firm can make sense, sometimes returning money to the estate. But that's the exception: most homes hold everyday furniture with little resale value, and auction routes come with commission, transport and time. Get one honest valuation before you assume there's a windfall.

Council bulky waste vs a clearance firm

Your council will collect a few bulky items cheaply — for two or three pieces, often the sensible call — but it's built for items, not properties. The picture across SW London varies by borough (all figures are 2026 estimates — confirm on your council's own page):

• Wandsworth: two free bulky collections a year (up to 4 items each), then £24.90 for up to 4 items plus £11.10 per extra item (Wandsworth).

• Lambeth: £36 for up to 3 items, £70 for up to 6, £116 for up to 10 (max 10) (Lambeth).

• Merton: one free collection of up to 3 items a year from 1 June 2026, then £39.75 for up to 3 items, £66 for 4–6 (Merton).

• Richmond: £85 for up to 5 items plus £9.90 per extra (£29 for over-60s; free for eligible low-income residents) (Richmond).

There's no fixed council "wait time" — you book a slot on a future date, usually a week or more out — and those item caps mean a whole house needs multiple bookings, with you carrying everything to the kerb yourself. For a sofa and a mattress, council wins on price; for a flat or a house, a firm that carries it all usually works out cheaper on hassle. How to get an accurate quote (and spot a fly-tipper)

Two ways to price a clearance: a photo or video quote (fastest) or a site visit for larger properties. Ask for a fixed price wherever possible; volume-only pricing that gets "recalculated" on the day is where people get stung.

Then check the licence — the single most important thing, and hardly anyone does. Under the Environmental Protection Act 1990, section 34, you as a householder have a duty of care over your own waste and must only hand it to an authorised, registered carrier (legislation.gov.uk). If you don't check and the firm fly-tips your sofa, the fine can land on you. The householder duty-of-care fixed penalty is typically £200 (range £150–£600), and you can face an unlimited fine on prosecution (GOV.UK duty-of-care guidance). This isn't theoretical. Fly-tipping in England hit 1.26 million incidents in 2024–25, 62% of it household waste (GOV.UK fly-tipping statistics). Separately, the fixed penalty for the act of fly-tipping itself has risen to a maximum of £1,000 (Waste Crime Action Plan) — so both the person who dumps and the household that failed to check can be hit.

So before you hand anything over:

• Check the carrier's registration on the free Environment Agency public register — by name or licence number, 30 seconds.

• Get a waste transfer note; a legitimate firm issues one without being asked.

• Keep the record as your proof if the waste ever turns up where it shouldn't.
